Hundred housing schemes exposed, CDA issues warning

Reports of illegal and unauthorized housing schemes in the Islamabad area have to come to light.

According to reports of Baaghi TV, the Capital Development Authority (CDA) in Islamabad has recently noticed that “plots are being sold/marketed” in the name of illegal and unauthorized housing schemes such as agro Farming Schemes in the Islamabad region.

According to Baaghi TV, it is believed that such schemes have not obtained approval or NOC (No Objection Certificate) from the CDA. Moreover, based on the information provided on the CDA website, there are nearly 100 land subdivisions which have been illegally marketed.

The CDA has issued a notice on their website to highlight the Zones to aid citizens in differentiating between authorized and unauthorized schemes. According to reports of Baaghi TV, the list was last updated on the 28th of January, 2021.

It is pertinent to note that the “Agro Farming and Residential Housing Schemes are permissible in Zone-4 under the provisions of ICT (Zoning) Regulation, 1992 [amended in 2010] and permissions are granted by CDA after completing the codal formalities”.

According to reports, the housing schemes: Muhafiz Gardens, Rawat Enclave, Faisal Town, Grace Land Housing and Air Line Avenue, are being marketed as land in Islamabad however, they neither fall in the geographical limitations of Islamabad nor do the authorities have appropriate NOC or approval from the CDA for the launch and marketing of the schemes.

According to reports of Baaghi TV, the Capital Development Authority (CDA) has issued a notice of caution on their website. According to the notice, CDA has warned the public to “refrain from making any booking/purchase of plots” in the specified areas. Moreover, they have advised the public to contact them about the status of the schemes, in question, prior to making any transactions.

It is pertinent to note that the CDA has stated that the “The marketing/advertisement of Housing Projects without NOC from CDA is illegal and unauthorized.” Moreover, marketing agencies have been restrained from marketing of the illegal housing schemes.
